1. Net Worth Calculation
Net worth (Nettovermögen) = Total assets − Total liabilities

- The number that matters for financial flexibility and short-to-medium-term decisions.
2. German Wealth Benchmarks (ECB HFCS 2021 — Germany)
Use these benchmarks to contextualise the client's position. They apply to all German households (renters and owners combined):

Important context: Germany has a notably low homeownership rate of approximately 45%, versus an EU average of roughly 70%. Because home equity is the dominant wealth component for most European households, German median wealth appears low by international comparison — not because Germans save less, but because a majority rent rather than own. A renter with €150,000 in investment accounts (Depot) and instant-access savings (Tagesgeld) is not "behind" a homeowner with €150,000 in home equity; they simply hold equivalent wealth in a more liquid form.
Note: HFCS data is from 2021; current figures may differ. Use as directional benchmark only, not a precise verdict.
Place the client in a percentile range based on their net worth (Nettovermögen) and note whether they are a renter or owner so the comparison is appropriately contextualised.
3. Age-Based Aspirational Targets (Gross Annual Income Multiplier)
These are aspirational planning targets, not benchmarks. They use gross annual income (Jahresbruttolohn) as the multiplier and refer to investable wealth (investierbares Vermögen) (not total net worth including primary residence).

Critical caveat for Germany: These targets assume the Deutsche Rentenversicherung (statutory pension) provides a meaningful partial income floor in retirement. Unlike the US, where individuals must typically fund close to 100% of retirement income from private savings, German statutory pension partially covers basic income needs for most salaried employees. As a result, the private capital required to cover the retirement income gap (Rentenlücke) is lower than equivalent US rules of thumb suggest. Always model the actual retirement income gap (see /finance retirement) before concluding whether targets are appropriate for a specific client.
Calculate and display:
- Client's current gross annual income (Jahresbruttolohn)
- Current investable wealth as a multiple of gross annual income
- Age-appropriate target multiple
- Gap or surplus vs target
4. Real Estate Consideration
Owner-occupied property:
- Include in net worth (total wealth picture) at current market value minus mortgage outstanding balance = home equity
- EXCLUDE from investable wealth for FIRE and retirement planning — it is illiquid; you cannot sell one room to fund one month of living expenses
- Note: primary residence appreciation is not investable yield; it only converts to cash on sale or via equity-backed loan
Investment properties:
- Include market value in investable wealth if the property could realistically be liquidated within a planning horizon
- Include net rental income (after building management costs, administration, and taxes) in yield calculations
- Distinguish clearly in all tables: owner-occupied vs. investment property
5. Savings Rate Check
- German average savings rate (Sparquote): approximately 10–12% of net income (Nettoeinkommen)
- Target savings rate for meaningful wealth accumulation: ≥20% of net income
- Calculate the client's current savings rate: (monthly savings × 12) / (monthly net income × 12)
- Classify:
- Below 10%: below German average — priority action required
- 10–19%: average — good start, but likely insufficient for early retirement goals
- 20–30%: solid wealth-building pace
- Above 30%: aggressive accumulation — on track for FIRE scenarios
Calculate implied annual capital growth from current savings rate and estimate time to reach key targets.
6. Debt-to-Asset Ratio and Debt Analysis
Debt ratio = Total liabilities / Total assets
- Below 30%: healthy leverage
- 30–50%: moderate; monitor
- Above 50%: requires attention; prioritise debt reduction
Net debt / Annual income = Total liabilities / Gross annual income
- Shows how many years of gross income would be required to retire all debt
Debt service ratio (Schuldendienstquote) = (Monthly debt payments / Monthly net income)
- Target: below 30% of net income (Nettoeinkommen) (from german-context.md)
Debt priority (highest rate first):
- Overdraft (Dispo): 8–14% p.a. — eliminate immediately
- Consumer loan (Ratenkredit) at high effective rate (above 6%): accelerate repayment
- Student loans: evaluate rate vs investment return trade-off
- Mortgage: typically low rate; do not overpay at expense of investing unless Sondertilgungsrecht is advantageous
7. Net Worth Projection
Project forward using compound growth formula:
Future net worth = (Current investable wealth × (1 + r)^t) + (Annual savings rate × [((1 + r)^t − 1) / r])
Use real return assumptions (after estimated 2% inflation):
- Pessimistic: 4% p.a.
- Base case: 6% p.a.
- Optimistic: 8% p.a.
