Container Home Skill

Current Structure
Two 40-foot high cube shipping containers positioned side by side and welded together. Interior walls between containers are cut out, creating a single open 640 sq ft space (40' x 16') with 9'6" interior ceiling height. The structure is livable now and used as a weekend retreat.
The right wall (when facing from the door end) is underground. It has 4-inch wide flange H-beams installed every 4 feet along the interior, running vertically from the bottom structural beam to the top structural beam, cut and fitted to the support beams. These resist the earth pressure from the underground side. The back wall has the same H-beam treatment every 4 feet.
Tools used throughout construction: MIG welder, plasma cutter. Almost entirely owner-built solo over 3+ years.
Systems
Solar: 500W+ panel array, 4x105Ah battery bank, 2000W Renogy inverter, 12V distribution. All construction tools were run off solar during the build with no generator needed.
Planned upgrade: 15 kW solar array to cover full electrical load for permanent residence.
Water: Own water supply on property.
Waste: Incinerator commode currently. Brown water drains outside. No septic system yet.
Interior: Full interior framing, cedar interior finish, plumbing roughed in, propane refrigerator, composting system.

Adding two additional 40-foot containers to bring total living space to 1,280 sq ft. This converts the weekend retreat into a full-time retirement residence. Target: later in 2026. Owner-built like the original.
Septic system permitting is starting in 2026 — this is a critical path item before the expansion can be used full time.
Retirement Strategy
This property is the centerpiece of an early retirement plan built on geographic arbitrage. Property taxes in Stewart County are approximately 11 times lower than Mick's current Pleasant View home. Combined with off-grid solar covering the electric bill and owned water supply, fixed monthly costs in retirement are minimal. The plan frees up resources for travel (currently at 33 countries, goal of 50).
The current Pleasant View home will be sold or vacated when the Stewart County property is ready for full-time occupancy.
