Listing Launch Checklist
A property launches once. The first days generate the most attention, so a listing that goes live half-ready burns its best week and never gets it back. This checklist is a set of gates: none skipped, none launched early.
Gate 1 — Price is set
- A comparative market analysis is complete and a defensible price and range are approved.
- The seller understands the number and the reasoning; the price is evidence-based, not wishful.
Gate 2 — Property is prepared
- The pre-market punch-list — repairs, cleaning, decluttering, staging — is complete, each item owned and dated.
- The property is genuinely show-ready. Nothing on the list is "to be fixed after photos."
Gate 3 — Disclosures and paperwork are complete
- Required seller disclosures are gathered, accurate, and signed.
- The listing agreement and any addenda are executed and on file.
- Legal and compliance items are cleared with the principal broker.
Gate 4 — Media is ready
- Photography, floor plan, and any video are shot, quality-checked, and delivered.
- The media passes the quality bar: correct exposure, honest representation, complete coverage. No thin or placeholder sets.
Gate 5 — Copy is written
- Headline, description, and feature highlights are written in the brokerage voice and match the media.
- Every stated fact — size, features, systems — is verified against the record.
Gate 6 — Syndication is configured
- Listing data is entered accurately once; verify it before it propagates.
- Channels and syndication targets are set so everything publishes together, not in a trickle.
Launch and verify
Publish all channels together, then verify the live listing end to end: price, photos, copy, and data are correct and consistent everywhere.
Output
A launch record listing each gate, who cleared it, and the timestamp — plus the live listing URLs. If any gate is unmet, the listing does not go live; hold and report the blocker rather than launching around it.
