1. Debt Inventory and Prioritization
Rank all debts by the following German priority order (interest rate descending):

Method choice:
- Avalanche method (Hochzinsmethode): Pay minimums everywhere; all extra goes to highest-rate debt. Mathematically optimal — minimizes total interest.
- Snowball method (Schneeballmethode): Pay minimums everywhere; all extra goes to smallest balance. Higher total interest but faster psychological wins; recommended when motivation is a concern.
- Hybrid: Clear any debt with outstanding balance < €1,000 first (1–2 quick wins), then switch to avalanche method (Hochzinsmethode).
2. Debt Service Ratio (Schuldendienstquote)
Formula: Total monthly debt payments ÷ Monthly net income (Nettoeinkommen) × 100

Important: The German debt service ratio (Schuldendienstquote) uses net income (Nettoeinkommen) (after tax and social insurance), not gross income. This is a stricter and more realistic measure than the US front/back-end DTI.
Housing-specific benchmark: Rent + utilities + mortgage payment (Baufinanzierung) should not exceed 35% of net income (Nettoeinkommen).
3. Overdraft (Dispositionskredit) Elimination
The overdraft (Dispo) is the most expensive commonly held debt in Germany (8–14% p.a.). It must be eliminated before any Sondertilgung on the mortgage or any new investment.
Strategy:
- Consolidate outstanding overdraft (Dispo) balance into a consumer loan (Ratenkredit) at a lower effective rate (Effektivzins) (target: 4–7%)
- Compare: ING Kredit, DKB Privatkredit, Check24 Kreditvergleich, Smava
- After consolidation: reduce the overdraft limit (Dispo-Limit) to a safety buffer only (maximum 1× net income), or eliminate the overdraft entirely
- Do not use the overdraft again for recurring expenses — repeated use signals a structural cash-flow problem
Consolidation math: Calculate the interest saving from day 1 of moving the balance from the overdraft rate to the consumer loan (Ratenkredit) rate over the payoff period.
4. Mortgage (Baufinanzierung) Optimization
Sondertilgungsrecht:
- Most German mortgage contracts include the right to make one or more annual extra repayments (Sondertilgungen) of 5–10% of the original loan amount
- Always use Sondertilgungsrecht if: (a) no higher-rate debt exists, and (b) the net return on alternative uses (savings, ETF) is lower than the Sollzins
- Each Sondertilgung directly reduces the outstanding balance, shortening the term or lowering subsequent payments
Tilgungssatzwechsel:
- Many contracts allow 1–2 rate changes per term (e.g., increase from 2% to 3% Tilgung)
- A higher Tilgungssatz increases the monthly payment but significantly reduces the total term and interest cost
- Check the loan contract (Darlehensvertrag) for permitted changes and notice periods
Anschlussfinanzierung planning:
- Begin comparing refinancing (Anschlussfinanzierung) rates at least 5 years before the fixed-rate end date (Zinsbindungsende)
- Forward loan (Forward-Darlehen): lock in a rate today for a future period (available 5 years ahead); small premium paid for rate certainty
- If the contract rate is significantly above market: calculate whether early repayment (Vorfälligkeitsentschädigung) is worth paying
- Vorfälligkeitsentschädigung: present value of the bank's foregone interest margin over remaining fixed-rate period, discounted at the reinvestment yield
- Rule of thumb: worthwhile only if market rate is ≥ 1.5% below contract rate AND remaining fixed-rate period > 3 years

5. SCHUFA Management
What affects the SCHUFA score:
- Negative entries (Negativmerkmale): missed payments, debt collection entries, insolvency proceedings, returned direct debits (Rücklastschriften)
- Number of active credit lines (fewer is better)
- Account stability: long-standing current account relationships help
- Address stability: frequent moves can flag instability
- Hard credit inquiries (Kreditanfragen): each stays 12 months; use soft inquiries (Konditionsanfragen) not hard inquiries (Kreditanfragen) when rate shopping
Deletion timeline:
- Paid negative entries (Negativmerkmale): deleted 3 years after full settlement (Tag der Erledigung)
- Insolvency proceedings: deleted 6 years after discharge (Restschuldbefreiung)
- Hard inquiries: deleted after 12 months
Improvement actions:
- Request free SCHUFA self-disclosure (Selbstauskunft) annually (bonitaetsauskunft.de — free once per year under DSGVO)
- Dispute any factually incorrect negative entries in writing with documentation
- Close old, unused credit lines and credit cards that are no longer needed
- Ensure all standing orders (Daueraufträge) and direct debits are covered — avoid returned direct debits (Rücklastschriften)
- Do not apply for multiple credits simultaneously; stagger applications by at least 3 months
6. Payoff Timeline Calculator
For each debt, calculate:

With extra monthly payment:
