Listing Launch & Marketing

A listing has one first weekend of peak buyer attention. The launch exists to make that weekend count.

The loop

1. Prep before live. Decluttering, repairs, and staging happen before photography and before MLS entry. A listing that goes live mid-prep burns its best market on a bad first impression.
2. Photograph like it matters. Real photography (and where it fits, video/floor plan) before go-live. Photos are the click-through; a phone snapshot suppresses showings no price can recover.
3. Enter the MLS accurately and completely. Every field correct — beds/baths, square footage source, features, disclosures. Missing or wrong data suppresses the listing in searches and creates disclosure risk. Accuracy is compliance, not formatting.
4. Coordinate the push to go-live. Syndication, open house, agent/broker outreach, and social all fire around the same live date so the first weekend concentrates attention. Keep all copy fair-housing clean — describe the property, never the ideal buyer (see ../../best-practices/fair-housing-is-non-negotiable.md).

Anti-patterns

• Going live "to test the market" before prep and photos are done.
• Marketing copy that describes the buyer ("perfect for a young family") — a fair-housing exposure.
• Inaccurate MLS data that suppresses the listing or misstates the property.
