Workflow 1: Portfolio Composition Analysis
Extract and structure the complete portfolio snapshot:
Step 1: Property count, total GLA (SF) or unit count by property type. For diversified REITs, break down by segment.
Step 2: Geographic concentration. Top 10 MSAs by NOI contribution. Calculate Herfindahl-Hirschman Index (HHI) for geographic diversification. Flag any single MSA exceeding 20% of NOI.
Step 3: Sector concentration. NOI by property type/segment. For specialized REITs, break down by sub-sector (e.g., net lease: retail vs. industrial vs. office; healthcare: senior housing vs. MOB vs. life science).
Step 4: Tenant concentration. Top 10 tenants by ABR or NOI contribution. Weighted average credit rating of top 20 tenants. Largest single-tenant exposure as % of total revenue.
Step 5: Lease expiration schedule. Annual rollover as % of ABR or GLA for years 1-5+. Weighted Average Lease Term (WALT). Identify any single-year rollover exceeding 15%.
Step 6: Development pipeline. Projects under construction: count, total investment, estimated yield on cost, expected completion dates. Percentage of total enterprise value in the pipeline.

Workflow 2: Same-Store Metrics Extraction
Extract the operating performance metrics that strip out acquisition/disposition noise:
Step 1: Same-store NOI growth. Current period vs. prior year, both quarterly and trailing twelve months. Decompose into revenue growth and expense growth components.
Step 2: Same-store occupancy. Period-end and average occupancy. Trend direction (expanding, stable, contracting) with 4-quarter trajectory.
Step 3: Leasing spreads. Cash and GAAP releasing spreads on new leases and renewals separately. Track 4-8 quarter trend. Flag divergence between cash and GAAP spreads (front-loaded concessions or escalator structures).
Step 4: Retention rate. Tenant retention by count and by revenue. Compare to sector historical average. For multifamily: renewal rate and renewal rent growth separately.
Step 5: NOI margin. Same-store NOI as percentage of same-store revenue. Trend over 4-8 quarters. Flag margin compression or expansion and identify drivers.

Workflow 3: Leverage & Liquidity Profile
Assess balance sheet health and financial flexibility:
Step 1: Leverage ratios. Net Debt / EBITDA (annualized), Net Debt / Total Enterprise Value, Net Debt / Gross Asset Value. Compare each to sector median and to the REIT's own 5-year average.
Step 2: Fixed charge coverage. EBITDA / (interest expense + preferred dividends + secured debt amortization). Flag if below 2.5x.
Step 3: Debt maturity schedule. Year-by-year maturities for years 1-5+, including the revolver maturity. Calculate weighted average maturity. Identify any single year where maturities exceed 20% of total debt. Flag maturities within 12 months that lack identified refinancing sources.
Step 4: Variable rate exposure. Percentage of total debt at floating rates. Net floating rate exposure after swaps and caps. Sensitivity: impact of +100bps rate increase on annual interest expense.
Step 5: Liquidity. Undrawn revolver capacity, cash on hand, and total liquidity. Express as months of forward obligations (debt maturities + development commitments + dividends). Flag if total liquidity covers less than 12 months of obligations.
Step 6: Credit profile. Investment grade rating (Moody's/S&P/Fitch). Recent rating actions or outlook changes. Unsecured debt as percentage of total debt (higher = better for IG REITs).
Calculate the all-in cost of capital to assess spread investing capacity:
Step 1: Implied cap rate. Current share price to implied property-level cap rate using: (NOI - G&A) / (equity market cap + net debt + preferred - cash - development assets at cost).
Step 2: Weighted Average Cost of Capital (WACC).
Cost of equity: FFO yield (FFO/share / share price) or CAPM-derived (risk-free + beta * ERP). Use both methods and present range.
Cost of debt: weighted average effective interest rate on all outstanding debt. Marginal cost of debt from most recent issuance or current spread + benchmark.
Step 3: Dividend yield and payout ratio. Current annualized dividend / share price. FFO payout ratio and AFFO payout ratio. Flag payout ratio above 85% (FFO) or 95% (AFFO).
Step 4: FFO and AFFO multiples. Current price / FFO per share. Current price / AFFO per share. Compare to 5-year average multiple and sector peer median. Premium or discount expressed in turns and percentage.
Step 5: NAV premium/discount. Consensus NAV per share (if available from filing or management guidance). Current premium or discount to NAV. Historical range.
Step 6: Spread investing capacity. Gap between implied cap rate and WACC. Positive spread = accretive acquisition capacity. Negative spread = acquisitions dilutive at current pricing. Express in basis points.
Assess governance, alignment, and capital allocation track record:
Step 1: Insider ownership. CEO and named executive officer ownership as percentage of shares outstanding. Total insider ownership. Recent insider transactions (purchases or sales in last 12 months with 10b5-1 plan disclosure).
Step 2: G&A efficiency. G&A expense as percentage of total revenue. G&A per asset or per SF/unit. Trend over 3 years. Compare to sector peer median. Flag if G&A/revenue exceeds peer median by more than 200bps.
Step 3: Capital allocation track record. 3-year and 5-year TSR relative to sector index. Acquisitions: average yield on cost vs. prevailing cap rates at time of purchase (value creation or destruction). Dispositions: exit cap rates relative to acquisition basis and market pricing (good timing or forced selling). Development: yield on cost spread over stabilized cap rates.
Step 5: Guidance track record. Last 4-8 quarters: initial guidance midpoint vs. actual result. Count of beats, meets, and misses. Guidance revision frequency and direction.

Workflow 6: Earnings Decomposition
Reconcile and decompose the non-GAAP earnings metrics that drive REIT valuation:
Step 1: FFO reconciliation. Start from GAAP net income, add real estate depreciation and amortization, subtract gains on property sales, add impairments. Arrive at NAREIT-defined FFO.
Step 2: Core/Normalized FFO. Start from NAREIT FFO, adjust for non-recurring items: acquisition costs, debt extinguishment charges, severance, legal settlements, pandemic-related items. Explicitly list every adjustment with dollar amount and per-share impact.
Step 3: AFFO / FAD. Start from Core FFO, subtract recurring capital expenditures (maintenance capex), straight-line rent adjustments, and leasing commissions/TI amortization. AFFO represents the cash available for distribution.
Step 4: Quality of earnings assessment. Ratio of AFFO to FFO (lower = more capital-intensive business). Growth rate comparison: FFO growth vs. AFFO growth (divergence signals rising capex burden). Straight-line rent as percentage of total revenue (higher = more GAAP earnings pulled forward from future periods).
Rank the subject REIT against its closest public peers on 10 standardized metrics:
Step 1: Identify peer set. If user provided peer_set, use it. Otherwise, auto-select 5-8 peers by: same property type, similar market cap range (0.5x-2x), similar geographic focus, and institutional research coverage overlap.

Step 3: Rank subject REIT on each metric (1 = best in peer set, N = worst). Calculate composite rank as average of all 10 individual ranks. Identify quartile position (top, second, third, bottom).
Synthesize all prior workflows into a three-scenario investment thesis:
Step 1: Bull case. Identify 2-3 positive catalysts with specific financial impact estimates. State the implied valuation under the bull case (target FFO multiple or NAV premium).
Step 2: Base case. State the expected trajectory given current operating trends, guidance, and market conditions. Quantify expected total return (dividend yield + FFO growth + multiple expansion/compression).
Step 3: Bear case. Identify 2-3 risk scenarios with specific financial impact estimates. State the implied downside valuation and the price level where risk/reward becomes asymmetric.
Step 4: Catalyst timeline. List 3-5 upcoming events that could shift the thesis: earnings dates, lease expirations, debt maturities, development deliveries, regulatory changes, M&A potential.
When output_format is comp_row, compress all output into a single row of standardized metrics suitable for insertion into a multi-REIT comparison table. When output_format is executive_summary, produce only Sections 1, 8, and 9.
Red Flags & Failure Modes
FFO payout ratio above 90%: Dividend sustainability is at risk. The REIT is retaining almost no cash flow for growth or debt reduction. Flag prominently and model the cut scenario.
Rising G&A as percentage of revenue: Management is not scaling efficiently. If G&A growth exceeds revenue growth for 3+ consecutive quarters, flag as a governance concern.
Maturity wall: More than 25% of total debt maturing within 18 months with no identified refinancing source or undrawn revolver capacity insufficient to cover. Quantify the gap and the implied refinancing rate.
Net insider selling without 10b5-1 plan: Discretionary selling by C-suite executives, especially during open windows after earnings, is a negative signal. Distinguish from diversification sales under pre-established plans.
Guidance cuts or narrowing to the low end: Management reducing FFO guidance mid-year signals deteriorating fundamentals. Track the magnitude and stated reason. Two consecutive guidance reductions in 4 quarters is a strong negative signal.
Single-tenant concentration above 10% of ABR: Expiration or default of a top tenant creates outsized NOI risk. Cross-reference tenant credit rating and lease term remaining.
Development pipeline exceeding 15% of TEV: Large development exposure introduces execution risk, lease-up risk, and construction cost overrun risk that is not reflected in current earnings. Flag the implied yield on cost vs. stabilized cap rates.
Recurring "non-recurring" charges: If the company excludes the same category of charge from Core FFO for 3+ consecutive periods, it is a recurring expense being disguised. Recalculate Core FFO with the charge included and restate the payout ratio.
