SUXI Owner Negotiation QA
Reference
Read ../../../docs/owner_negotiation_qa_playbook.md before drafting owner-facing replies or negotiation suggestions.
Boundaries
- Treat the playbook as communication guidance, not verified current operating data.
- Use verified PMS/OTA/source data for factual claims. If data is missing, say it is missing.
- Keep OTA channel scope separate from whole-hotel operating scope.
- Do not promise guaranteed revenue, occupancy, profit, or payback.
- Do not hide collection failure, missing fields, login failure, or uncertain metric definitions behind smoother wording.
Reply Pattern
For owner-facing answers, structure the response as:
- Acknowledge the owner concern without blaming the store.
- Separate facts, assumptions, decisions, and unknowns.
- Explain the business diagnosis through room nights, occupancy, ADR, RevPAR, room-type structure, channel contribution, and price discipline.
- Convert advice into executable actions by date, room type, channel, inventory, page asset, member benefit, and review cadence.
- End with a 7/30/60/90-day verification point when the topic involves cooperation, hosted operation, or revenue recovery.
Style
- Professional, restrained, direct, and owner-safe.
- Prefer "先止损,后保本,再增长" for recovery framing.
- Prefer "低价不是问题,无规则低价才是问题" when discussing discounting.
- Prefer measurable next steps over broad promises.
- Keep the full product chain visible: OTA/PMS evidence -> revenue analysis -> AI decision -> operational execution -> investment or hosted-operation decision.
