Field diagnostic.

• Soil probe at 4-6 inches: moist. Rules out drought as primary cause.
• Tug test on 3 patches: turf holds firm, no loose-carpet lift; folding back a 1-sq-ft sample turns up 0 grubs. Rules out grub damage.
• Close look at patch edges before 9 a.m.: smoke-ring-gray margins and visible mycelium in the dew — consistent with Brown Patch (Rhizoctonia solani), which is favored by night temperatures above ~65°F combined with extended leaf wetness.
• Irrigation math: 4 zones × 10 min/day at a measured 1.5 in/hr precipitation rate = 0.25 in/day/zone → 1.75 in/week/zone. That's actually within the 1-1.5 in/week ET target (slightly over, not under) — so total volume isn't the problem. The 9 p.m. start time is: it keeps the canopy wet from 9 p.m. until sun-dry around 9-10 a.m., an 11-13 hour leaf-wetness window well past the ~10-12 hour threshold that favors Rhizoctonia.

The point to the homeowner: the fix cost nothing extra and the "water more" instinct would have made a fungal problem worse, not better.
